This is a huge complex so i'm sure experience varies based on where you are located, but we have enjoyed our time in this complex. Relatively quiet, but occasionally loud if you are located close to the road or a pool. Our unit is also close to the main road so we occasionally see some sketchy folks wandering nearby. Maintenance requests are always completed quickly, and the price for rent is really great. Communication from the office is surprisingly good for such a large complex. Lots of mature trees and green grass fields which is really nice, love spending time on our patio.

Overall my experience living here has been blissful even with the loud volley ball people outside just wish I didn’t hear the yelling on my calls while at work. Not much apartment can do about that which is understandable but just wanted to shed light on the maintenance man, as well as my overall living experience on the property. We moved in a few weeks ago. Moved across the country, so some of the leg work we did via email before we got here. Really good experience so far. The grounds are kept nice, 3 pools to enjoy, people are nice. Our apartment was clean! There were a few things we needed maintenance to look at, they came within 24 hours of our request and took care of everything. Very nice and professional. Irene and Mariah in the office are great to work with. They are short staffed at times, but they do the best they can. You can tell that they really care about their tenants. I would recommend Heritage at Deer Valley to anyone!

Large complex, but overall our experience has been decemt. Communication and consistency could be better. Irene and Lisa are great in the leasing office. Lastly, I do believe the price is higher than the worth. Beware of the unecessary add-on monthly fees once you sign your lease. Just a shade above average overall. Also, I would like to add that the package locker and valet trash service are wasted fees that don’t get used and are unnecessary. I wish we could just pay our rent on time, be good neighbors and enjoy the facilities, but it’s not that simple around here. Maintenance staff are timely dnd friendly. One of the bright lights of the community. Just wish I didn’t have to call them so much!

I love this complex it’s 800 units and they manage it pretty well. The only thing is in the lease it says that there is on site security! The security leaves after they take pictures of the pools to make sure no Residence are there! I get off around 12-2 am and have seen many homeless people underneath cars or crouching behind cars, I have tried to look for a security guard. Nobody is there. When I first moved in a security guard was present now there is none so I’m a little confused!!

Just did a walk through with my daughter who is moving here from out of state. I am in total amazement with this place. Really blown away by the staff and some of the tenants who I always make a point of speaking to as I came in contact with them. Such a beautiful community. I want to thank Lisa for such a fun tour and being beautiful both inside and out. I wish we could have kept her with us, but my wife gave me that look reassuring me that it would not be good for our marriage even though the fact that Lisa and the HDVA are so fantastic is one of the few things we absolutely agree on. She is definitely who you should ask for if you are seriously are looking to "Lisa" property.

First impression is such an important thing when you encounter with someone whether its professional or personal. As my mother, sister, and I walked into the leasing office the ladies greeted us with a smile, shook our hands and kindly asked to be seated. To cut this short as time was passing by Irene kept in communication with my mother and I and guided us step by step on what had to be done. Irene made this transition go by smoothly. She is such a genuine and sweet person she made sure my mother and I were satisfied with everything. In fact, the day of my move in there were also many other individuals moving in as well and it seemed a little hectic however, the way Irene handled every situation was impressive. Even under stress she managed to STILL HAVE A CONVERSATION with the new residents all while getting them settled in. Thanks to Irene's expertise and support, I am now happily settled into my new home, and I couldn't be more grateful. Furthermore, I recommend their services to anyone in search of a new apartment. Mansoor Habibi and Mauricio came to change my washer in the unit which I have been asking since 2021 from a different staff. The old washer gave me a lot of trouble and I have to put on maintenance request for the same problem multiple times. Thanks to these new staff I met for they knew the problem right away and solved it immediately by providing a brand new washer in my unit! You both did a great job!

My son and i have lived here for 3-4 years now over at the phase 2 area of the complex, (this place is HUGE btw)- we continue to stay and renew our lease each year because it’s such a safe and great apartment complex inside and out. Asad is always friendly and quick for my maintenance issues. He is the best and well respected technician ,I will give one example. One day i saw sparks coming outside AC fan and then i dailed to emmergency service line. He came in matter of 5 minutes and shut down the power supply. I love the management and maintenance at this complex. They did such a great job getting the apartment ready. You won't regret moving here. I am moving out this summer but have lived here 3 years (through Covid) in 2 different units, one in phase 1 and the other in phase 2 (both are good). The staff can be a bit curt but they're just doing their job and they are always helpful and informative. Maintenance is great and responds very quickly. I regularly see them driving around and they are quite friendly. The apartments themselves are pretty good. They just replaced a bunch of AC units over the winter which I greatly appreciated them doing during that time instead of summer. Bugs are a certainty though. Even after 3 fumigations over a span of 6 weeks I still see them and I live on the 3rd floor. One downside is that all of the units are not the same so make sure the unit you are getting is acceptable as it might be different from what you see from the model. They are still renovating some of the units from what I know. The community is great, lots of small or young families, lots of cultural diversity which is a big plus. There is a bad problem with homelessness in the area though so be aware that they do walk through the apt complex on their way to I-17. I still highly recommend it, definitely worth paying a little extra.

I've stayed here for 5 years now and I can confirm that Heritage at Deer Valley is a great place to stay. They have a wide range of apartment types, floor plans, logistical assistance, a lot of greenery and open space - something that is unique to this apartment complex when compared with others across the city. There has been a few changes in management over the years, but the apartment complex and tenants keep getting the maintenance, leasing and active support it needs. I do want to highlight Cheryl, Assistant Community Manager, who has been of great help overall. Having her on the staff totally raises the bar for the team. I truly appreciate the help she's provided over my stay here so far.

I want to start off by saying that the new management is doing a wonderful job at keeping the issues at bay other reviewers have complained of prior. Its pretty simple just live reasonably clean and dont leave food, trash, waste or messes out. We are very appreciative and pleased with the level of professionalism of the management (michelle) top notch, office staff (heather) who has worked with us since day 1 to make our new place feel like home in every possible way! Really all the team is amazing and cares about their tenants! The maintenance team is the best i've seen in my many years of renting! Thank you again everyone at Heritage at Deer Valley! I really love my unit and I’ve had no issues so far. Irene has been incredibly helpful to me and everyone else around her and that shows! I’ve visited this office a few times while apartment hunting and she was always really great at acknowledging everyone even when juggle other responsibilities. You can tell she really cares about what she does. People are always walking around with their families, outdoors with their kids, or enjoying the amenities here. No bugs whatsoever, but I also never leave food out. Love this place!

We love our new apartment. Special thanks to Irene for assisting us and for sorting everything out so we could move in on time. We specially like the outdoor ambiance, lots of greeneries (grass and trees), doesnt feel like we’re in the dessert. It is also quiet. The location is perfect as well close to shopping center and lots of establishments. Our apartment is spacious and newly refurbished. Maintenance is also quick to respond. One drawback is there a lot of homeless people (drug addicts) just outside the apartment complex making it feel less safe. There were also roaches during our first few days but they eventually vanished after killing them myself and after the maintenance did some pest control service.

I have been a happy resident here. Anytime I've had a service request or a pest control request, the maintenance staff and office are extremely helpful and quick to respond. The office and staff is non invasive, which is important to me when I live somewhere. I feel like they care, they're honest, and they handle anything that comes their way in a professional manor. I'll give this place 5 stars all day because the office and maintenance staff are killing it. Especially Irene and the property manager! They are a good team 👏🏻

I have lived here for 2 years. The office staff and management company we have right now is going above and beyond for us residents. I recently had an issue and I went to the office and Irene has been helping me. She had to escalate my issue to the manager. The manager took time for me, made me feel important and heard. She has made all sorts of accommodations for me to be comfortable living here. I am actually writing this because I was ready to move out and because the office has been so supportive and proactive in helping me, I'm signing another lease here. There's apartments on every corner, but what it really comes down to, is the staff running the place and this staff is a special team of people who care and will do everything they can in their power to make sure we feel home 💛

I believe this is the best community in phoenix/deer valley area with lots of trees, open spaces, lush green grass grounds for kids to play, healthy air, etc. The staffs at leasing office are also very helpful, especially Irene whom I know since I started living here in 2019. Apartments are good and people living in the society are really helpful and co-operative. Irene is extremely helpful and very professional. I deal with lead agent Araceli Gonzalez all the time abs she’s very understanding, to the point, gets your concerns and questions answered. Always goes above and beyond to do what’s needed. If she needs to investigate on a matter she’s very detailed and prompted with getting back to you. All the agents are very outstanding, appealing, pleasing, great customer service, friendly, they ALL TREAT YOU AS THOUGH YOUR APART OF THE FAMILY. The maintenance is very outstanding as I would say remarkable by ALL MEANS. The maintenance response is normally less than 24hr after putting in a request. If they don’t get to you within that 24hr period one maintenance rep normally comes bye and tells you that they will be around in a few hrs or they are getting the part so they can fully take care of your matter. If you call the office and leave a message they get back to you within the hour they are very prompt. The grounds are clean, the community is amazing, I would definitely recommend anyone looking to move into a safe, friendly, family type of community here….they are also pet friendly and all the neighbors get along and help one another if needed. This is just a great community overall to live in and I’ve been here a year and in AZ the same amount of time so I love it I feel as though I made the BEST DECISION MOVING HERE!!!

Irene at the front office was very helpful in helping me and my boyfriend move in as fast as possible, I appreciate her willingness to help. The only major complaint about the complex is how extremely loud (at least my area of the complex) it is at most hours of the day/early evening with children playing outside and screaming in the halls. We have also had the rare event of seeing roaches inside, but with preventative measures it’s not a huge issue. Also, the paint job pretty much the entire apartment is not so great, kind of looks like it was done to cover up something haha but other than that, it’s not bad.

Arturo came to repair 1 thing in my apartment and he ended up doing 3. Did a FANTASTIC job, and was very helpful. It wasn't a small task. I just barley moved here a month & half ago and to be honest I love it. I was a little hesitant because of the reviews. BUT I'm so happy I made my own judgment. The staff is really reliable. Irene was very helpful and made us feel comfortable. The property is well kept. Pools just re-opened. In my opinion it's a nice family oriented complex. They have a food truck that come out every week for breakfast, Lunch or dinner. Very good food. Couple weeks ago they had a snow cone truck here. My daughter enjoyed it. As far the inside of my apartment, it's nice, everything works fine and haven't had any problems with bugs or roaches. I see a lot of long term resident's with negative reviews. In my opinion I like the new management. They actually care about their property. I have no regrets.

I have been here for 4 years and it has been a very nice experience overall. Of course, nothing is perfect, and we do end up with a few misunderstandings and miscommunications, especially when owners change. But I am impressed with this community. Especially on : 1. Greenery and play areas - tough to match this place on these two areas. Plenty of space to play and move and walk and bike. 2. Location - junction of i17 and 101 - what else people need. And walk away from Deer valley town center where everything is available. 3. MAINTENANCE - For some this may have been a worry, but for us, it has been amazing. Very minimal turnaround time for all the requests we have made so far. Very nice and friendly maintenance staff. On the flip side - security is bad and horrible. No gates. :( There is water clogging during rains. Overall very nice place, just little coordination with management and better security will make it better.

Disclaimer: as with all reviews, this is just one person's opinion. I highly recommend touring any apartment and viewing the exact unit you will be renting before you agree to or sign anything. That being said, I have mixed feelings about this place. When I toured a year and a half ago, I was not shown the actual unit I'd be renting. That was a mistake on my part, because I was verbally assured by leasing agent Canada that I'd have wood laminate floors even though the rest of the apartment wouldn't be upgraded (didn't follow my own advice: always get it in writing!). Turns out, nothing in this unit is upgraded. Fine, ok, whatever, it's just a rental, not my forever home. But the model units won me over, and here I am. And now, a list of pros and cons to aid your decision- making process: Pros: Beautiful landscaping. Lots of grass, trees, colorful flowers, and community attractions (volleyball courts, pools, putting green, bbq's). Cons: Grass is often flooded due to overwatering, and often rife with dog waste (I seem to be among the minority of people who actually clean up after their dogs). Pro: There's a dog park! Con: The dog park is mostly full of fine, loose dirt, so I've literally never used it. Pro: There seems to be a strong sense of community among many neighbors. Con: It can be challenging to gain inclusion into that community. Pro: This place is so big, you can get lost in the crowd so you don't have to socialize with your neighbors, ever. Con: This place is so big, you (and your packages) can get lost in the crowd so you don't GET to socialize with your neighbors, ever. Pro: Free bait and spray pest treatment services. Con: You'll need the bait and spray pest treatment services. Pro: 3 swimming pools! Con: NONE of the swimming pools are particularly child-friendly, and are often either dirty or too recently shocked to swim in. Pro: Management has made a big effort in the past several months to host more and better community events (like a free waffle breakfast recently, or pumpkin decorating crafts at Halloween) and raffles (like this one: leave a review, get entered into a raffle to win new floors in your unit! - see above to note how dear to my heart this one is, Haha!). Con: Yes, management and staff can be a bit short at times. It's a huge complex with a tiny staff. We all have bad days. I've learned to accept that they're not out to ruin my day, and to focus on the times when they go above and beyond (like the time Kaylin came all the way up to the 3rd floor to hand deliver my rent check that needed a correction - thanks, Kaylin!). Overall, this place meets my needs for now. I've no intention of staying here forever, and there are certainly things about it that are less than ideal (yes, the maintenance team is severely understaffed, and you do have to wait a while to get things fixed - but most of the team, especially Ryan, are super friendly and personable, and genuinely want to help!). There will be less than ideal things about any living situation. Choose where to put your focus.

Had a very good customer experience recently. The AC in our apartment stopped cooling on Monday evening around 7pm. Called the emergency line to report the problem. Maintenance person on the premises after office closure came and tried to fix it but could not. He provided a temporary AC unit which we placed in our room and spent the night without any problems. He told me that they will try to fix the problem tomorrow. Called the office the next day for a status update and was told there were lot of units with problems and they are getting to it one by one. Appreciated the Prompt Update. Maintenance Personnel came in around 10AM to fix the problem. Looks like it was a huge problem and it took them almost the whole day to fix. Trying various things to fix the problem working outside in the scorching Phoenix sun. I don't think they even took a lunch break. Even with so many other units having problem they did not leave this but kept at it till 5 pm to finally fix the problem and have the AC working. Thanks to the team for going over and beyond to get this fixed.

Good News Update. Things are really starting to go in the right direction here. For awhile, I was not pleased about several issues. However, Ivette has been so extremely helpful. Ivette is awesome. And Adrian the maintenance guy is always here to help. My microwave went out last night...I called and since this is not an emergency I figured someone would come in a week. To my surprise Adrian showed up today and got everything taken care of. Thanks Ivette and Adrian.

Complex is equipped with a fantastic gym and a sample play area and not to forget Zumba classes which all the members were fan of and I saw my wife attending those classes without fail. The complex has 2 big gardens and play areas for kids with 2 volleyball courts and members can be seen playing there almost daily. For a family there can’t be a better place as this gives them ample opportunities for kids to freely run around and adults to maintain themselves from time physical and mental perspective. This is all couples with barbecues spread across all gardens and ample parking space for visitors and personal cars. We have interacted alot with Angie and she has remained very patient with our everyday changing requirements and have helped in all the possible ways. Just to mention that all my friends have stayed in this society for more than 7-8 years on an average.

Leasing was easy, the staff is friendly and they respond quickly, me and my husband liked it here, they keep the apartment and pool area clean , maintenance is good . We lived here for about an year and never had a problem staying here except for the roaches to which pest control service is available.If u ignore the roaches, it's a very pleasant place to live and walk around. Easy to make friends here coz its a huge community and u see a lot of adults and kids walking and playing around. My toddler loved the evening walks here.

Just moved here less than a week ago and yes there are some things that can be better but overall my roommate and I are pretty happy. The location is insanely good and convenient for shopping, movies, etc. Also, we have had a few maintenance issues fixed already which is not entirely surprising - fresh move-ins and they want to make the place seem as attentive and quick responding as possible yadda yadda - but the guy that came to fix the problems, Adrian, was Amazing. We chatted while he was fixing the sink and tub faucet and I found out that he is a family man with many interests the same as my own. He was very polite too which is a plus. Now, as we get further into our 12 month lease we shall see if this place stays attentive and nice or if we will slip into the disregarded tenants. But as of now, I like this place.

My first impression of Heritage at Deer Valley Apartments was the genuine warm and delightful smile of their leasing agent Whitney Kotowski. She was very professional and very welcoming. I already wanted to move in and I hadn't even seen the apartment yet. Heritage isn't just an apartment complex, it's a community. The amenities are endless and the grounds are gorgeous. Whitney made me feel like I made a friend and she addressed all my concerns and patiently waited as I looked over the apartment and grounds.I never felt hurried, because their offices are sufficiently staffed. I've lived here for a couple months, and while the property is a step up from the last place I lived, it could definitely use some improvements. There is the occasional bug, however I never felt like it was an "infestation." I always took advantage the pest service. Maintenance has been pretty quick to fix issues, once I actually report them. I like that I can pay rent via debit card at their kiosk with no fee. The gym can sometimes be crowded with nosey onlookers, and my upstairs neighbors like to play first person shooter games with a super strong subwoofer but other than that the place has been decent.
